Viewings
All prospective tenants will be accompanied by a Lewis & James representative during the viewing. Should the property be tenanted during this time Lewis & James will arrange a convenient time to visit the property directly with the tenants.
Tenant Selection
Tenants will be carefully interviewed and selected with financial, employment and previous Landlord (where applicable) references will be obtained. In certain circumstances a Financial Guarantor will be obtained, particularly where the tenant is a full time student.
Marketing
Your property details will be where required:
• Advertised on our accommodation lists for distribution to interested parties.
• Circulated to prospective tenants already on our database.
• Circulated to local companies & relocation agencies
• Advertised in local papers & publications
To compliment the marketing of your property we would recommend a 'LET BY' board being erected outside the property.Lewis & James are happy to arrange this on your behalf at your convenience.
Visits
Your property will be checked by a Lewis & James representative every month for the first three there after every six months. You will be notified should any concerns or recommendations come to light.
End of Tenancy Check-out
Arrange to visit the property at the end of the tenancy to make a full check of its state and condition prior to returning the bond to the tenants. The cost of repairing any damage (above fair ware & tare) will be deducted from the bonds held.
The cost to you:- Only 10% of each monthly rental (+VAT)
