We will assist you to find a property to rent that will fit your needs.
Viewings
Having identified a potentially suitable property, we will arrange a viewing.This will be at a time to suit you and the landlord (we have a flexible approach to suit our customers needs). All viewings will be accompanied by a member of Lewis & James, who will be able to provide immediate advice.
References
Before signing the Tenancy Agreement you will be asked to produce references:
• Employer Reference
• Landlord Reference
• Bank Reference
• Character reference
Rents are normally quoted on a calendar month basis. In addition, the tenant is usually responsible for Council tax, water rates, Gas,Electricity and telephone costs.
A Bond is required prior to occupation. This is normally equal to 1 months rent. Where we are managing the property, this is held securely by ourselves in a designated clients bank account until the end of the tenancy. Where we are NOT managing the property it will be passed over to the landlord.
Reserving a Property
To reserve a property you will be required to leave an administration fee of £200 + VAT this will come off your first month rent . This fee covers our costs in securing the property on your behalf. We therefore we regret that we are unable to refund this fee should you withdraw from the letting or if references prove unsatisfactory.
